Please use all possible resources to mention additional charges to be incurred by the end customer.
Example : Registration Charges, Deposits (if any), Parking charges, Taxes levied by local authorities, Corpus / Maintenance Charges (if any) etc

Rental Claim/ Appreciation Value
Posting false or tall claims on appreciation benefits and rental benefits to woo customers in not an acceptable practise. Sellers / Advertisers are advised to only make realistic claims / statements about properties they list would be a policy violation as this would be considered as a tactical measure to gather/cumulate leads from end customers.

Accurate representation of Property size
Summary / Description
The seller/ advertiser should verify and state the size and / or dimensions of the property. The size of the Property or Land Plot are critical elements for potential buyers and should be stated in clear, unambiguous terms

Please use all possible resources to mention the size / dimensions of the property being sold/rented.
Example : Mention the Built up Area, Carpet Area, UDS (Undivided Share), Plot area etc

Listing Images
Summary / Description
The seller / advertiser should post only the real images of the actual property being sold/rented. Posting actual images helps the end customer to know more details about the property which is very vital in the decision making process.

A ready to move in property needs to have a real image of the interior (mandatory) , exterior (preferable) and amenities (if available) At least one image should be the actual photograph of the property. Representative/Graphical Images will be allowed only for the Under Construction properties or for the ones which is in Launch/Pre-Launch phase.
Restrictions / What's not allowed
Images that are not actual representations of the property (or) generic images sourced from internet are not to be posted.

Not adhering to the above policy would be considered a violation. The property description/project overview shall not contain any form of or reference to profanity, hatred, offensive/vulgar language. The listings should not make explicit references that are racist, casteist , provoking religious sentiments or promoting discord between communities

Summary / Description
The seller should mention the complete specifications and amenities of the project as available to the buyer. Mentioning the correct specifications and amenities helps the buyer to understand what the project offers.

Mentioning a group of apartments as gated community when necessary permissions for developing a gated community is not obtained.

Listing / Property Verification
Summary / Description
IndiaProperty at its discretion reserves the right to perform validation checks on listings posted on the site either on phone or through physical onsite verification. Verified properties helps gain customer's confidence.
Consequences of violation
In case the listing is found to have incorrect/misrepresented property information as mentioned in the listing (or) the seller / advertiser does not have permissions or is not authorised to post on someone's behalf (Objections from rightful owner), such a situation would be considered a policy violation.

Summary / Description
Posting the information about the same property unit in more than one listing is not allowed.

The Seller is allowed to list multiple SKUs (Units representing a unique combination of BHk, Sqft & Price) or multiple individual apartments / individual houses / villas / Land Plots or other property types in a Project as long as each of them is physically distinct and verifiable.
Consequences of violation
Posting multiple listings of the same SKU/Configuration more than once would be considered violation. In case of violation(s), Identified listing(s) would be rejected/delisted after informing the seller / advertiser about the policy violation on a best effort basis. Listing without a Physical Property being available
Summary / Description
The Seller / advertiser assumes responsibility and undertakes that all properties listed on the site are physically available and verifiable if required.

Posting listings for properties that do not exist and hence are not verifiable are not allowed.

Posting listings for non existing properties would be considered violation. Sold/Property Unavailable
Summary / Description
When a property put for sale/rent gets occupied or sold the seller / advertiser assumes responsibility to remove the listing within a week's time. They can do this either by themselves or call the customer care for listing removal.

Posting listings for not available properties would be considered violation. In case of violation(s), Identified listing(s) would be rejected/delisted after informing the seller / advertiser about the policy violation on a best effort basis. Error in listing
Summary / Description
Our customers report error about any listing when they find issues like

  • Location and Address Incorrect

When customers notify error in listing our Customer Support would contact seller to check if there is such issue with the listing. The issue can be resolved by either correcting the required information if the issue is with Price, address or location or taking appropriate action including listings removal towards ensuring that the listing clearly provide true information about the property being advertised
Consequences of violation
Not removing/ correcting listings with issues would be considered violation. In case of violation(s), Identified listing(s) would be rejected/delisted after informing the seller / advertiser about the policy violation on a best effort basis.
